Can I use the LISA for a self-build property or to buy land?

You can use the Lifetime ISA to buy land for a self-build property, however please note that HMRC’s usual conditions for using LISA funds towards a first home will still apply, including the property not being valued at more than £450,000 and your account being open for at least 12 months. You can view this and the other conditions set out by HMRC on our website.

If you’re planning on using your LISA towards a self-build, the funds will need to be used towards the deposit for the land you are purchasing.

You’ll also normally need a signed declaration from yourself and your conveyancer to state that you intend on living in the property that you are building.
